Pre-Completions

This inspection takes place prior to the final handover of the property and provides you with valuable insights into its condition. Our inspections follow the comprehensive NHQB check sheet. By identifying these concerns early on, you can address them with the developer before taking ownership, giving you greater peace of mind and confidence in your investment.

Post-Completions

Once you've received the keys to your new home and legal ownership has been transferred, it's time for a post-completion inspection. With fewer restrictions compared to pre-completion inspections, we can delve deeper into potential issues and provide you with a comprehensive assessment of your new home's condition. This ensures that your new home meets the quality standards you expect.

Which Inspection is Right for You?

We know it can be a little confusing working out which inspection is right for you, especially with all the new guidance from the New Homes Quality Board (NHQB). Below we've broken it down in plain English to help you choose the best fit for your home and your stage in the buying process.

Pre-Completion Inspection (PCI)

  • 2–4 weeks before legal completion. Your builder will need to give access—so it’s important to check with them first.

  • This inspection follows the NHQB's official checklist, carried out before you've moved in. It's a visual check of key finishes, fittings, and basic services—designed to highlight anything that doesn’t meet the standards your home should be delivered to. We'll raise anything that doesn't meet those standards, as long as it’s visible and safe to access.

    • Carried out in line with the NHQB Pre-Completion Checklist

    • No specialist equipment is allowed (no drones, moisture meters, thermal cameras etc.)

    • We check things like doors, windows, walls, floors, sockets, taps, radiators and more

    • External checks are from ground level only

    • No furniture or flooring coverings can be moved

    • Any issues found are listed in a clear, builder-friendly format

    • Ideal if you want peace of mind before you get your keys

    • Gives you confidence your home meets expected standards before you move in

    • Any issues identified can be resolved before completion (depending on your builder)

    • Complies fully with NHQB regulations

Post-Completion Inspection

  • Anytime after legal completion, up to 2 years after you have moved in.

  • A full and detailed snagging inspection of your home, top to bottom. We’re able to take our time, use specialist tools, and inspect areas not covered in a PCI—giving you a more thorough overview of your home’s condition.

    • Suitable for all new homes within their builder’s 2-year warranty period

    • We can use additional tools (like drones, levels, moisture meters, etc.) for a deeper inspection

    • We’ll access safe loft spaces, check for thermal gaps, drainage, external finishes and more

    • We’ll pick up on smaller details often missed in a pre-completion check

    • We’ll still raise everything in a clear, professional report that can be shared with your builder

    • More in-depth inspection with no restrictions

    • Great if your builder didn’t allow a pre-completion inspection, or you want a second check

    • Gives you a full picture of your home’s condition with time to address issues under warranty
